Peter Silchuk has a decade of experience working on successful real estate transactions and has a unique skillset in conservation easement work. He is sought-after for his expertise in not only mitigation-related conservation easements, but also “purchased” and “agency-funded” conservation easements. He works closely with the Boutin Jones tax group to provide counsel on tax deduction conservation easements and easements known as “bargain sale.” His focus on conservation easements requires a unique combination of knowledge in the areas of real estate, administrative, land use, and mineral and water rights law, and he has developed important relationships with state and federal agencies that play a critical role in the success of conservation easement transactions.
Peter also represents clients in sophisticated lease negotiations. His clients include large statewide credit unions and banks and leases often involve significant tenant improvement build-outs, and Peter is skilled at navigating clients through the pitfalls of complicated construction projects that pose a threat to a client’s business goals.

Represented clients in a range of real estate transactions, with significant experience in conservation easement work.
Represented Wildlife Heritage Foundation in numerous real estate deals including mitigation conservation easements.
Experienced in negotiating and documenting conservation easements designed to mitigate adverse impacts to endangered plants and animals caused by development projects.
Negotiated complex mitigation deals, which included significant diligence, with large, sophisticated entities such as an international aircraft and defense contractor, national waste management business and large publicly-traded utility company.
Developed important relationships within state and federal wildlife agencies and the California Attorney General’s Office that are critical to the success of conservation easement transactions.
Represented clients in “purchased” and “agency-funded conservation easements, as well as “bargain sale” and “tax deduction” easements.
Negotiated the sale of a conservation easement valued in excess of $7M that was designed to protect nearly 900 acres of prime farmland from encroaching development.
Knowledgeable in the areas of law related to funding, management and administration of endowments.
Represented hundreds of landlords and tenants in leasing transactions.
Represented major California credit unions and banks in numerous “new branch” deals throughout California.
Represented landlords in leasing deals with large national brand name retailers.
Experienced with medical leasing, including dental chains, pediatric dental care and other medical leases, with knowledge of specialized regulatory compliance requirements and facility needs of medical clinicians.
Experienced with agricultural leases and well-versed in issues faced by farmers and agricultural landlords, such as crop share rent and water rights, etc.
